County and State Responsibilities
Due to recent legislative changes, the Property Tax Deferral Program will be administered in partnership with the Colorado Department of the Treasury. Here is a breakdown of County and State responsibilities:

What's Changing?
Due to recent legislative changes, portions of the Property Tax Deferral Program administration will shift back to the counties beginning in the 2026 program year. County treasurers and assessors will be responsible for disseminating, accepting, reviewing, and recording applications and assisting homeowners with the application process.
The program will continue to serve senior homeowners (ages 65+) and active military service members. The tax growth category has been eliminated by state law and is no longer available for new applications.

Property Tax Deferral loans remain state liens. Counties may not accept payments from homeowners, title companies, or third parties, and counties are not allowed to release liens. All payoff and payment questions must be directed to the Colorado Department of the Treasury at 303-866-5327 or cotreasproptax@state.co.us.
- Important Notice for County Assessors
County Assessors must upload tax rolls as early as possible to ensure a smooth and efficient application process. Prompt, accurate uploads help prevent delays in deferral approvals and loan disbursements. It is strongly encouraged to upload tax rolls by January 10, 2026.
Program Applications
Counties must use the official applications from the Colorado Department of the Treasury. We strongly encourage homeowners to apply online at colorado.propertytaxdeferral.com for the most convenient user experience.

County staff may download official PDF applications and accompanying instructional guides. The PDF applications have been optimized for accessibility and should be used only for homeowners who request a physical or fillable-PDF application. Counties are responsible for distributing printed and/or fillable-PDF applications to applicants.

All applications must be recorded and submitted to the Department by April 8, 2026.
County Treasurer Promotional Toolkit
By state law, counties must offer the program to eligible senior and active military homeowners. Counties must include program notices on property tax bills and maintain current program information on county websites. The Department has compiled resources to help promote the program to your constituents.

Are property taxes straining your budget? Eligible seniors ages 65 and up and active military service members may be able to defer payment with a low-interest loan from the Colorado Department of the Treasury. The County Treasurer accepts applications between January 1 and April 1, 2026. Apply online at coloradopropertytaxdeferral.com or contact the County Treasurer’s Office for fillable PDF and paper applications.

Training Resources
Virtual training sessions for county staff will take place this winter. These sessions will cover application procedures, eligibility requirements, documentation standards, and submission timelines. The training sessions will be recorded and posted to this page for future viewing.
